
When we talk to clients about moving from a leased to a serviced office, the big question is always, “what's actually included in a serviced office contract - and what isn't?” The most talked about benefit of serviced office space is that you pay one simple monthly bill to cover all of your office costs. But what is the small print underneath that blanket statement? We’re going to lay it out for you as simply as possible.
*NB - Obviously not every serviced office operator’s Ts&Cs are exactly the same but we are giving you the most likely scenario. Always remember that the more premium the brand; the more is likely to be included in your monthly fee.
Space rental – Private office, priced either by Sq. ft. or by the number of desks.
Utility bills – Water, heating, electricity.
Rates – Business rates are included.
WiFi – Standard secure shared WiFi in your office and in common areas.
Reception – Manned reception, usually 9-5, available to help with any queries, deliveries and visitors.
Post handling – Receiving post and parcels, both inward and outgoing.
Waste/recycling – Daily office waste/recycling disposal. Operators should be able to provide you with stats on recycling and their other eco-friendly policies.
Cleaning – Daily, offices and common spaces.
Maintenance – All amenities, HVAC, Lifts etc. Plus redecoration – your office should be in good decorative order when you move in.
Security – Secure 24 hour access, usually 7 day. Most operators use a security tag door system for building and office entrance.
Desk – Industry standard desk width is 1.2m. Some may include office dividers.
Chairs – Standard office chairs. Specialist ergonomic posture supporting chairs may not be included.
Lockers – Secure lockable under desk filing cabinet or wall mounted lockers, one per desk.
Artwork – It is common for standard artwork to be included. If its not to your taste you can ask for it to be removed and replace with your own.
Plants – Many operators believe in the value of biophilia in the workplace so its common to have some plants in the office.
Gym – Gym equipment is standard with some also offering classes.
Showers – Showers and changing rooms, some with toiletries and towel service.
Bike storage – Secure bike rack room.

Meeting rooms – The majority of operators charge extra for meeting rooms, by the hour, half day or day.
Catering – Operators will have a roster of caterers for everything from sandwich platters to buffet events with waiting staff.
Dedicated WiFi – For heavy usage, additional security and improved contention.
Call handling – Branded call answering.
Exercise classes – In some spaces gym classes are charged individually.
Events – Many serviced offices offer hiring of their event space during or out of office hours.
The other service which is often additional to monthly serviced office fees is any physical customisation that you might like to make to your office before you move in. Operators will usually have a team who can execute these changes but you may find that you are obliged to return the office to its original state before you move out, so consider the (usually upfront lump sum) investment carefully.
