Client Overview:


The client first approached Flex-Re Spaces approximately six months prior to requiring office accommodation, advising that they would soon be entering the market. The business is a newly established sports company preparing to launch a global product…one very much to watch. The formal search commenced in October 2025.

The Brief:


The client’s key requirement was for an office located in Mayfair, a location synonymous with quality, prestige and credibility, aligning with both their brand positioning and the calibre of stakeholders they would be engaging with, including team owners and high-profile partners.
The initial requirement was to accommodate approximately 20 staff, with headcount expected to build up gradually over 12–24 months.


Key requirements included:

  • A dedicated boardroom for presentations to high-profile brands
  • An executive office
  • A private kitchen/breakout area (desirable)
  • Flexibility on building style
  • Openness to both traditional leasing and flexible workspace options

The Search:


Leveraging our extensive experience across both traditional and flexible markets, Flex-Re Spaces identified an initial shortlist of around 10 suitable options.  Following detailed discussions with the client, this was refined to three shortlisted properties for viewings.

The Solution:


After the first round of viewings, it quickly became apparent that one option stood out above all others: 66 Grosvenor Street, a newly created managed suite by Flex by Grosvenor.

Despite the space still being mid-renovation at the time of viewing, the layout and character aligned perfectly with the client’s requirements. Following further discussions and a second viewing, the decision was made to proceed with this option, with no need to view alternatives.

The space was set apart by its:

  • Separate, dedicated boardroom
  • Private terrace
  • 200-year-old listed wood panelling, offering a truly one-of-a-kind environment

The Outcome:


Negotiations were handled collaboratively with the Flex by Grosvenor team, in particular Hannah Woodhouse and Hussain Kahn, making the process smooth and efficient. While there was some inevitable negotiation around documentation, terms were agreed swiftly.

The deal was successfully completed and signed in the run-up to Christmas, with the client taking occupation less than a month later.
