London's office market is changing, and choosing a workplace on square footage, rent and lease length alone is distinctly old-fashioned.
As businesses rethink how, where, and why their teams work, the search has moved on. It's no longer about finding somewhere to put desks — it's about finding the right environment for the business, its people, and its ambitions.
That's the thinking behind Flex-Re, the London office space advisory business built around two specialist arms.
Flex-Re Advisors partners with landlords, investors, and operators, connecting all parties through operational real estate.
Flex-Re Spaces focuses on the occupier side, building curated options of managed, fitted, and flexible workplace solutions tailored to each client's needs: team size, budget, location, culture, move-in date.
Between them, the two service lines of the business treat the search for space as a business decision, not just a property transaction — and Flex-Re Spaces' service to occupiers is entirely client-focused.
Businesses compare high-quality workspace at no cost to themselves; Flex-Re Spaces is paid by the office provider once space is secured.
"We believe the future isn't about choosing between traditional and flexible offices. It's about creating a property strategy that uses both intelligently," says Olly Becker, Joint Co-Founder of Flex-Re.
It's a view shaped by decades on the ground.
Colin who co-founded Flex-Re brings over 31 years of experience in London's office sector — spanning disposals and acquisitions for private investors, property companies, and institutions, and, more recently, the rise of flexible workspace.
That combination puts him in a distinctive position: few advisers have his depth of grounding in conventional leasing while also having tracked the flex market's rise so closely, allowing him to guide occupiers through the transition from one to the other with genuine authority on both sides.
"The businesses getting this right aren't abandoning leases — they're using every tool available to them," he says. "Understanding both markets, and how they work together, is what unlocks the best outcome for a client."
That's the broader shift underway.
Flexibility doesn't mean abandoning conventional leases; it means combining different types of workspaces to suit different stages of growth — scaling a team, adapting to changing requirements, or testing a new location.
It's a shift Colin has been pushing clients towards for years, long before flex became mainstream.
His argument: landlords have traditionally treated tenants as the poor relation in the relationship — an odd position, he points out, given that tenants underpin the value of the asset, and London has always had far more tenants than landlords.
Design was treated the same way, an afterthought rather than a priority.
The landlords who listened, he says, invested time and effort in re-modelling, re-defining, and future-proofing their buildings — against sustainability requirements, changing expectations, evolving ways of working — and it paid off.
"The clients who took that seriously have seen the returns from occupiers willing to pay for it," he says.
That willingness to pay reflects a wider change in what occupiers expect.
"Historically, tenants were expected to sit through protracted lease negotiations, wade through legal jargon they don't really understand, and deal with dilapidations provisions, licences for alterations, wayleave agreements — all before they'd even moved in," Colin explains.
"Today's occupiers don't want that. They want to walk into space that's fit for purpose and ready for immediate occupation — and they're prepared to pay for that flight to quality."
Ultimately, this isn't simply a shift towards flexible offices.
It's a shift towards smarter real estate strategy — giving businesses more choice over where they work, how they use space, and what their office says about them.
For businesses considering their next move, Flex-Re Spaces can help identify workspace that fits both immediate requirements and longer-term property strategy, while Flex-Re Advisers works alongside landlords, investors, and operators on the wider real estate picture.
